How does this calculator work?

Start with the property price and down payment to estimate the amount financed. Add annual property tax and insurance for a more complete monthly budget.

The formula

Amount financed = property price − down payment. Monthly budget = loan payment + (annual tax + annual insurance) ÷ 12.

What should you know?

  • Excludes closing costs, maintenance, homeowners association fees and changes in interest rates.
  • Enter zero for tax or insurance if it does not apply.

Common questions

How does the down payment affect the result?

A larger down payment reduces the amount borrowed, monthly payment and total interest when other terms remain unchanged.

Does this model Islamic financing?

The calculation uses fixed interest on a declining balance. Murabaha and ijara contracts may use different schedules; check the actual financing offer.
